Overview

Offering guests additional services, amenities, and experiences is one of the main ways property managers can enhance a guest's say while generating additional revenue after a reservation is booked.

If you are using Breezeway to communicate with your guests, you can utilize Breezeway Messaging and/or Guide to streamline the upsell process!

Let's talk numbers!

  • Imagine you charge your guests $50 for a Late Checkout.

  • Out of 5 bookings you have for one of your properties in a month, 3 decide they want a Late Checkout.

  • That is an additional $150 a month.

  • If that property makes $3000 a month, you've increased your revenue by 5% in Late Checkout fees alone!

We know that people are willing to spend extra money to have the best vacation experience possible. Imagine what would happen if you offered additional upsell offers across all your properties?!

Currently this is only available in the United States


Getting Started

In your account, you will navigate to the "Upsells" icon to start the set up process.

This will take you to the Landing page, where you will select "Get Started" to begin onboarding Upsells.

The steps you will take to onboard Upsells will depend on what Breezeway products you are currently using. Below outlines the steps for each subscription type. You will need to complete each step that is shown in order for onboarding to be complete.

Activate an Upsell

In order to complete the first step "Activate an Upsell" you must activate at least one Upsell by selecting the toggle. You can also select "Manage Upsells" to edit or "Create New Upsell" to add a new option. One must be toggled on in order for that step to be completed.

Promote Upsells in Guide

This step will be visible if your subscription includes Guide. When you select the toggle to Activate Upsells in your Default Guide Template, an Upsell section will automatically be added to your default Guide template. This step is complete once you select the toggle.

You can select "Manage Guides" to make additional adjustments.

Send Upsells to Guests

This step will be visible if your subscription includes Messaging. A default auto message has been created specifically for Upsells, to make it easy to use the token in your auto messages. You can turn the message on in the onboarding process per the screenshot, or you can update an existing auto message. The Upsell link should be used in at least one auto message to complete this step.


Set Up Your Payment Method

1. Navigate to the company Settings > Company Info

  • Fill out the company’s US address

  • Selected USD as your currency

2. Go to the Upsells page on the left menu

3. Click on 'Upsell Settings' to set up your payment information.

  • If this is your first time setting up your payment method, you will see a button that says 'Set Up'.

  • If you started the process to set up your payment method but did not complete it, you will see a button to 'Finish set up"

    User Verification

    You will be directed to a new page where you will enter your payment information.

    1. Enter your email

2. Enter your mobile number and the sms verification code you'll receive from Stripe.

Business Information

Next you will enter your business info.

1. Click on the drop down and select 'Company' as type of business

2. When you select company you will also see the option to select the type of business.

Select the appropriate option from Stripe’s list.

3. Click 'Continue' and enter your business legal name and website

Banking Information

Lastly you will set up the account for payouts in stripe.

1. You can select either a bank account or debit card


Setting Up Upsell Offers

1. Navigate to the Upsells page on the left menu to find 'Your Upsells'

2. All accounts have 2 default upsell offers for Early Checkin and Late Checkout.

These can be edited or deleted.

3. To create a new Upsell Offer, select 'New Upsell'. This will take you to an empty upsell page.

  • Give your upsell a title.

  • The 'Description' is what your guest is going to see when they receive the offer.

4. Set up the upsell price

Flat fee

  • Fee Variable by quantity

    • Toggle on 'Enable quantity' if there is a certain amount of the item available for purchase.

    • Set the min and max quantities

    • Set the price per unit or hour

💰 Price Breakdown💰

Price: The price the guest will see

Processing fee: This is the Stripe + Breezeway fee (9%)

5. Add an 'Internal Note' for your team

This field is optional, and will not be visible to the guest.

6. Upload an image to be used as the thumbnail for your upsell offer.

This is optional, the guest will see this image while looking at upsells.


Activate an Upsell Offer

If you are ready for guests to start requesting your upsell offer, set the upsell as 'Active'.

Once an upsell is active it will be visible to guests:

  • When they receive the upsell link automatically via Breezeway Messaging or if you send it manually.
